How do I book a stay?

You can book directly through any property page on this site. The "Check availability" panel uses our booking system to show real-time pricing and availability.

If you'd prefer to book via Airbnb or VRBO, our properties are also listed there — but you'll pay roughly 12–18% more in service fees. Booking direct saves you that, and gives you a real person to reach out to.

Why is it cheaper to book direct?

The OTAs (Airbnb, VRBO, Booking.com) charge a service fee on every reservation, on top of what we set as the nightly rate. That fee is split between you and the host, but most of it lands on the guest side.

When you book direct, that fee disappears. You're paying us the same nightly rate without the platform tax, which usually works out to about 15% off the OTA price for the same stay.

Can I cancel?

Cancellation terms are listed on each property page and confirmed at checkout. They vary by property and how far in advance you're booking. As a general rule, the further out you book, the more flexible the cancellation window.

If you need to change a stay, the fastest path is to message us directly — we have more flexibility than the OTA platforms allow.

What's the check-in process?

You'll get a check-in message about 24 hours before arrival with everything you need: the address, the access code, parking instructions, and the Wi-Fi.

Most of our properties are self-check-in, which means you can arrive on your own schedule (after the listed check-in time). If you'd prefer to be greeted in person, that can usually be arranged — just let us know in advance.

Are pets allowed?

It depends on the property. Pet policies are listed on each property page. Where pets are allowed, there's typically a pet fee that covers the additional cleaning.

We're working on expanding pet-friendly inventory; if your dates aren't matching, [drop us a line](/contact) and we'll see what we can do.

Who do I contact if something goes wrong during my stay?

You'll have a direct contact in your check-in message — text, call, or email, whichever you prefer. We aim to respond within an hour during business hours and within a few hours overnight.

For genuine emergencies, you'll also have a 24/7 number.

What's typically provided in the home?

Every property is set up with the basics for self-catering:

- Fresh linens and towels for the listed occupancy
- A starter supply of coffee, tea, and basic kitchen staples (oil, salt, pepper)
- Hand soap, dish soap, dishwasher pods
- Toilet paper and paper towels
- Basic cleaning supplies
- Wi-Fi password and any property-specific instructions

Is there parking?

Most of our properties include parking, either on-site or on the street. The check-in instructions cover where to park and any permits if needed.

Where parking is constrained (typical for some urban properties), we mention it on the property page so there are no surprises.

Can I check in early or check out late?

Accepted Answer

Sometimes — it depends on the cleaning turnaround. Just ask us. The day-of windows are tight on busy weekends; midweek we have more flexibility.

If we can accommodate, we will. If we can't, we'll usually have a recommendation for somewhere comfortable to wait.

What happens if I break something?

It happens — kids spill, glasses fall, things wear out. Just tell us. We'd rather know.

We carry damage protection on every booking that covers normal accidents. We only escalate if something looks intentional or if there's a meaningful pattern, which is rare.

How does property management work with you?

Accepted Answer

We run a full-service short-term rental management practice — listings, pricing, distribution, guest communication, cleaning, replenishment, and maintenance coordination. You own the property and earn the revenue; we run the operation.

Our pricing is performance-aligned (a percentage of revenue), with full transparency on what's included. We can walk through the specifics on a call.

What size portfolio do you take on?

We grow slowly on purpose. We typically take on a small number of new properties per year, with a clear preference for inventory we genuinely love and submarkets we know well.

If we're a good fit, we'll move quickly. If we're not, we'll usually have a recommendation for a manager who is.

Can I still use my property myself?

Accepted Answer

Yes. Owner stays are reserved at no cost to you — we just need reasonable advance notice so we can coordinate cleaning and avoid double-booking.

Some owners use their property heavily; others rarely. Either works.

Question 14

Will my property be on Airbnb / VRBO?

Accepted Answer

Yes. We distribute on the major OTAs and on our own direct site. The strategy is direct-first — we actively steer guests to book direct when we can — but the OTAs remain a meaningful source of new bookings.

What information do I get?

Accepted Answer

Monthly statements with bookings, revenue, fees, and any property-related expenses. Plus an open inbox: anything you want to know about how the home is performing, just ask.

We don't run a "black-box" model where the only thing you see is a deposit. Owners should be able to understand exactly what's happening at their property.
